We commenced L Teneketzis & Associates in 1991 at 369 Bridge Road Richmond. In December 1999 we moved into our very own brand new office at 463 Bridge Road Richmond from where we will continue to run our business from for many years to come.
Our expertise and market recognition comes through hard work and long term commitment from all of our staff and in particular our Managing Director and Officer in Effective Control, Lucky Teneketzis, who has consistently dominated the Commercial Industrial Market throughout the City of Yarra for over 25 years.
Lucky Teneketzis commenced his Real Estate career in 1966 in Burke Road, Camberwell Junction concentrating on the Residential market – you could buy a house in Camberwell or Hawthorn then for $8,000 to $15,000 – and the odd the Sale and Leasing of Shops in Burke Road. He subsequently moved to the Richmond industrial agency of Arvis & Collins in 1982 and five years later to the city firms of, Debenham Tewson Griffths, Baillieu Knight Frank and in December 1991, right in the middle of the worst recession this country has known particularly in the Commercial/Industrial sector the Real Estate market, where property values had collapsed to as low as 20% of the pre recession prices, commenced of the agency of L Teneketzis and Associates at 369 Bridge Road, Richmond.
From 1991 through to 1994 banks and financial institutions were kept very busy selling property which was part of their non preforming loans to the very few people lucky enough to be financial at that time, at “give away prices” which reflected the then market value. Yet it was in this very turbulant economic environment that our company flourished, through hard work and dedication in securing tenancies and sales for our clients and through word of mouth and reccomendation our company has grown to what it is today.
It is this long term expertise and intimate knowledge of individual properties, which our office has leased and sold over the years in good times and in bad, which means the difference between a solution and a great result for our clients.
The difference is also, a professional courteous outlook and approach in the marketplace. A forthright approach, free of any misconceptions and false expectations, where all parties to the transaction know where they stand and are thus able to make informed decisions without theatrics and misconceptions.

In the highly specialised Commercial/Industrial Real Estate Market, a successful operative will need to make a commitment to the client to undertake a defined procedure to promote and focus this particular property, to the most likely group of potential buyers and/or tenants, which the operative will deem to be the most appropriate group likely to be interested in that particular property, based on his or her experience.
To make a judgement which is most likely to succeed, the operative would need to have achieved a substantial personal sales and leasing experience over the years in the marketing of similar properties in order to be able to pass on his or her expertise to the client.
Very few Commercial/Industrial sales originate from the marketing campaign of that particular property alone. They originate either from the specifically targeted advertising campaign, personal contacts of the operative, from other property enquiries and from the general marketplace enquiries through the recognition of the firm and the operatives’ expertise.

We do however have clients with properties in Geelong, Wantirna, Oakleigh, Tullamarine, Scoresby, Northcote and Coolaroo and we even manage one property in Bega, NSW.

In some cases, additional support is given with either cost effective "line ads" or high profile display ads in The Age or local newspapers. Our boards are instantly recognisable and are designed to create impact and generate enquiry and as recognised specialists in our field of experitse we generate substantial "general enquiries" for property within the boundaries of Richmond, Collingwood, Abbotsford and Fitzroy.
